A mid-week submarket comp scan for a commercial broker — every active listing, recent lease, and rent roll in their pipeline, normalized and ready before the partner call.
The problem
Our user is a commercial real-estate broker covering a single submarket. Each Wednesday they run a comp scan against the listings and leases on their desk. The loop is the same every week: open the MLS feed, pull the broker pages for the listings in their pipeline, refresh the rent comp feed, screenshot the active comparables, copy numbers into a spreadsheet, and reconcile across sources. Three hours every Wednesday went to retrieval before any partner conversation could begin. The diff between this week's inventory and last week's inventory lived in their head, not in a document. Pricing conversations always started late, and the client only ever heard the broker's recollection of the comparison — not the underlying data.
The prompt
Every Wednesday at 9am, collect the active listings in my submarket pipeline, pull the rent comps and recent lease comparables for the past 30 days, and snapshot the listing detail pages for the properties I'm tracking. Return a single brief: a 12-row comp table (address, asking $/sqft, last closed $/sqft, last lease $/sqft, days on market, status), a one-page memo summarizing what actually changed inventory-wise since last Wednesday in plain English, and a short list of anything I should pull into our partner call before lunch. Cite every number to the page it came from.
